簡介 Introduction

設計問題 Problems

MIJ 是一家出租高級分間單位的公司,惟員工在日常管理上面臨不少挑戰。由於缺乏一個集中管理的平台,他們難以即時掌握各個房間的出租狀況和租金繳付進度,並需要花大量時間於不同系統和 WhatsApp 訊息之間翻查資料,導致溝通和行政工作既繁瑣又低效。

MIJ is a company that rents out premium co-living units. However, the team faced significant challenges in daily operations. Without a centralized management platform, staff had difficulty tracking the leasing status and rental payment progress of each room promptly. They often had to spend excessive time searching through multiple systems and WhatsApp messages to retrieve information, resulting in inefficient and cumbersome communication and administrative workflows.

我們所設計的租務管理 App,旨在為 MIJ 提供一站式解決方案,讓團隊能更輕鬆地管理租盤、租約、租金及租客相關事務。App 同時設有消息發布及委託申請功能,有效簡化聯絡及租客支援流程,並加強與租客之間的互動。

The rental management app we developed is designed to provide MIJ with a comprehensive one-stop solution—making it easier for the team to manage property listings, lease agreements, rent collection, and tenant-related operations. It also features built-in news and service request functions that simplify communication and tenant support workflows, and strengthen tenant engagement.

藝術指導 Art Direction

簡介 Introduction

UI 設計採用了大地色調,包括棕色、灰色和白色,呼應 MIJ 樓盤的室內裝修風格,並與品牌視覺識別保持一致。卡片上的模糊效果靈感來源自半透明磨砂材質,增添高級與層次感。以家居照片為主要視覺元素,則可以營造出親切感,讓用戶在使用 App 時,感受到與家相似的舒適和安心。

The UI design adopts an earth-tone palette of brown, gray, and white, reflecting the interior style of MIJ’s properties and maintaining consistency with the brand’s visual identity. The blurred effect on the cards is inspired by semi-transparent frosted materials, fostering a sense of sophistication and visual depth. Featuring home-style photography as the primary visual element creates a warm and inviting atmosphere, allowing users to feel a sense of comfort and security—much like being at home—while using the app.

房間概覽整合了關鍵租務數據,有助團隊靈活調整出租策略,提升整體營運效率。所有房間亦按大廈及單位有系統地排列:一幢大廈可以包含多個獨立單位,每個單位又會再細分為不同房間,這種分層結構有助職員查閱及管理各租盤的狀況與資料。

The room overview consolidates key rental data, enabling the team to adjust leasing strategies flexibly and improve overall operational efficiency. All rooms are systematically organized by building and unit: each building can contain multiple individual units, and each unit may be further divided into separate rooms. This hierarchical structure allows staff to easily access and manage the status and details of each listing.

MIJ 租務管理 App 將租約及租客檔案等重要文件全面電子化,簽約流程更可直接透過手機完成,減少對紙本文件的依賴。每個房間均預設租約模板,職員可按需要修改內容,無需每次從頭撰寫,大大節省時間與人手,方便又高效。

The MIJ rental management app fully digitizes essential documents, including lease agreements and tenant files, enabling the entire signing process to be completed seamlessly via mobile devices and reducing dependence on paper. Each room is furnished with a standardized lease agreement template that staff can tailor as required, eliminating the need to draft new contracts from scratch each time. This significantly conserves time and labor, streamlining the workflow to be both convenient and highly efficient.

各房間的繳費狀況依照大廈及單位分類排列,一目了然。電子帳單詳細列明每月租金、水電費、清潔費等各項費用,並設有繳費證明上傳功能,避免因記錄不清或錯漏而引發的爭議。

The payment status of each room is organized by building and unit, providing clear and immediate visibility. The digital invoices detail monthly rent, utility charges, cleaning fees, and other expenses, while offering a feature to upload payment receipts, effectively preventing disputes arising from ambiguous or inaccurate records.

當租客需要業主協助(例如電器故障)時,可透過委託功能提交申請,填寫表格並上載照片作為證明,方便職員統一處理及跟進

When tenants require assistance from the landlord—such as in the case of an appliance malfunction—they can utilize the service request function by completing a form and uploading photos as evidence. This allows staff to manage and follow up on issues in a centralized manner.

消息功能讓職員能夠根據地址,甚至自訂群組批量推送大廈通告、繳費提醒、服務優惠等消息,減少重複工作,並確保租客即時獲得資訊。

The news function equips staff to disseminate bulk notifications—including building notices, payment reminders, and promotional offers—targeted by address or customized groups, thereby minimizing redundant work and ensuring tenants receive prompt information.
