MIJ 是一家出租高級分間單位的公司，惟員工在日常管理上面臨不少挑戰。由於缺乏一個集中管理的平台，他們難以即時掌握各個房間的出租狀況和租金繳付進度，並需要花大量時間在不同系統和 WhatsApp 訊息之間翻查資料，導致溝通和行政工作效率欠佳。
MIJ was a company that rents out premium co-living units. However, the team faced significant challenges in daily operations. Without a centralized management platform, staff had difficulty tracking the leasing status and rental payment progress of each room promptly. They often spent excessive time searching through multiple systems and WhatsApp messages to retrieve information, resulting in cumbersome communication and administrative workflows.

我們所設計的租務管理 App，旨在為 MIJ 提供一站式解決方案，讓團隊能更輕鬆地管理租盤、租約、租金及租客相關事務。App 同時包含消息發布及委託申請功能，能有效簡化聯絡與支援租客流程，提升與租客之間的互動。
The rental management app we developed provides MIJ with a comprehensive one-stop solution, enabling the team to efficiently manage property listings, lease agreements, rental payments, and tenant management. It also incorporates built-in news and service request functions that simplify communication and tenant support workflows while fostering mutual interaction.

簡介 Introduction
UI 設計採用大地色調，包括棕色、灰色和白色，以呼應 MIJ 樓盤的室內裝修風格，並與品牌視覺識別保持一致。卡片上的模糊效果，靈感源自半透明磨砂材質，營造高級與層次感。我們亦以家居照片作為主要視覺元素，讓用戶在使用 App 時，感受到如同在家般的親切與安心。
The UI design adopts an earth-tone palette of brown, gray, and white, reflecting the interior style of MIJ’s properties and maintaining consistency with the brand’s visual identity. The blurred effect on the cards is inspired by semi-transparent frosted materials, generating a sense of sophistication and visual depth. We also use home-style photography as the primary visual element so that users can immerse themselves in a sense of warmth and reassurance — just like being at home — when using the app.

房間概覽整合了關鍵租務數據，協助團隊靈活調整出租策略，提升整體營運效率。所有房間依照大廈及單位有系統地排列：一幢大廈可以包含多個獨立單位，每個單位又可再細分為不同房間。這種分層結構有助職員查閱和管理各租盤的狀態與資料。
The room overview consolidates key rental data, enabling the team to adjust leasing strategies flexibly and improve overall operational efficiency. All rooms are systematically organized by building and unit: each building may contain multiple individual units, and each unit can be further subdivided into separate rooms. This hierarchical structure allows staff to access and manage the status and details of each listing easily.
MIJ 租務管理 App 全面數碼化租約及租客檔案等重要文件，簽約流程更可直接透過手機完成，減少對紙本的依賴。每個房間均預設租約模板，職員可按需要修改內容，無需每次從零撰寫，大大節省時間與人手。
he MIJ rental management app fully digitizes important documents such as lease agreements and tenant files, with the entire signing process completed directly on mobile devices to reduce reliance on paper. Each room is equipped with a standardized lease agreement template that staff can tailor as needed. It eliminates the need to draft new contracts from scratch each time and greatly saves time and manpower.
各房間的繳費狀況依大廈及單位分類排列，方便查閱。電子帳單詳細列明每月租金、水電費、清潔費各項費用，並提供上傳繳費證明功能，避免因記錄不清或錯漏而引發爭議。
The payment status of each room is categorized by building and unit for clear tracking. Digital invoices clearly itemize monthly rent, utilities, cleaning fees, and other charges, and include a receipt-upload function to prevent disputes caused by unclear, incorrect, or missing records.
當租客需要業主協助（例如電器故障）時，可以透過委託功能填寫表格並上載照片提交申請，方便職員統一處理和跟進。
When tenants require assistance from the landlord (for example, an appliance malfunction), they can use the service request function to complete a form and upload photos as proof. This enables staff to handle and follow up on issues in a centralized manner.
消息功能讓職員能夠根據地址或自訂群組，向指定租戶發送大廈通告、繳費提醒、服務優惠等消息，減少重複工作。
The news function empowers staff to send building notices, payment reminders, service promotions, and other messages to designated tenants by address or customized groups, reducing repetitive work.
